One Plan Covers Your HVAC and Your Plumbing in Arlington & Fort Worth, TX

Your air conditioner is on one company’s maintenance schedule. Your water heater is on another’s, if it is on any schedule at all. Two agreements, two renewal dates, two numbers to dig up when something goes wrong. For a lot of Arlington homeowners, that is why the water heater gets skipped.

The BAMM Combo Plan puts both sides of your home under one agreement. Minuteman Heating & Air handles the cooling check-up and the heating safety inspection. Benjamin Franklin Plumbing handles the annual water heater and safety visit. Three visits a year, one renewal date, and the same 15% repair discount from both companies.

Coverage starts at $99 a year for a home with one tank-style water heater and one HVAC system. Every visit ends with photos and a written system health report, so you know what shape your equipment is in before a Texas summer tests it.

What the BAMM Combo Plan Includes

Every membership year covers three visits and a repair discount good at both companies:

  • One Minuteman Heating & Air cooling check-up, scheduled in spring or summer
  • One Minuteman Heating & Air heating safety inspection, scheduled in fall or winter
  • One Benjamin Franklin Plumbing maintenance visit, including a tank flush or tankless descale plus a full home safety inspection
  • 15% off repairs from both Benjamin Franklin Plumbing and Minuteman Heating & Air, up to a maximum discount of $300

All three visits close the same way, with photos of what the technician found and a written report on your system’s health.

BAMM Combo Plan Pricing

Your price is based on what your home actually has, not a tier you have to guess at.

What Your Home HasAnnual Price
One tank-style water heater and one HVAC system$99 per year
One tankless water heater and one HVAC system$199 per year
Two tank-style water heaters and one HVAC system$198 per year
Each additional water heater or HVAC systemAdd $99 per year

Extra equipment scales on the same math. Each additional water heater or HVAC system adds $99 per year, so you price from a table instead of waiting on a quote.

Your Cooling Check-Up: Spring or Summer

Arlington runs the air conditioner hard from spring into fall, and the parts that fail in July are usually the ones that were already weak in April. This visit finds them first.

Electrical and Mechanical Inspection

  • Check all electrical connections
  • Test all safety controls
  • Check all capacitors for proper readings
  • Check all motors for proper amperage and voltage
  • Inspect motor bearings
  • Inspect the blower wheel for dust buildup that throws it out of balance

Airflow and Indoor System

  • Check the ductwork and plenum for dust buildup
  • Verify proper airflow throughout the system
  • Check the system for air leakage
  • Measure the air temperature split across the coil
  • Replace the air filter when you supply one

Cooling System Inspection

  • Check refrigerant pressures for proper operation and possible leaks
  • Remove the outdoor unit panels and clear leaves, dirt, and debris
  • Wash and rinse the outdoor condenser coils as the system condition requires
  • Blow out the condensate drain lines and check for clogs
  • Add algae tablets to the drain pan when it is serviceable

That temperature split is the number that tells the story. It is the difference between the air going in and the air coming out, and it shows how much cooling capacity you have left. A split out of range points to a refrigerant problem, an airflow restriction, or a coil needing attention. Catching it in spring is the difference between a scheduled AC repair and an emergency call in August.

Your Heating Safety Inspection: Fall or Winter

North Texas winters ask little of a furnace most weeks, then a cold front arrives and the system runs for days straight. A furnace that sat idle for eight months is not the machine it was last February, which is why annual furnace maintenance matters more here than mild winters suggest.

  • Inspect the heat strips on electric systems or the heat exchanger on gas furnaces
  • Verify gas pressure at the gas valve
  • Check the inducer motor amperage and the pressure switch
  • Remove and clean the burner assembly
  • Clean the flame sensor
  • Verify a proper flame signal
  • Inspect for carbon monoxide leakage and rust
  • Fully test all safety controls
  • Confirm proper furnace operation

The carbon monoxide and rust inspection matters most. A cracked heat exchanger or corroded flue can put combustion gases into the air your family breathes, and it does not announce itself with a noise or a smell. So a technician checks for CO leakage and rust every year, tests every safety control, and confirms the furnace runs correctly before the first freeze. If something is wrong, heating repair happens on your terms instead of the weather’s.
